If you’re buying property in Seville, there’s one small number that unlocks almost everything else: your NIE.
Sort it out early and it barely registers as a hurdle. Leave it too late and it can complicate the practical and administrative side of your purchase.
Here’s what an NIE is, why property buyers need one, where to get one in Seville, what it costs and how long the process can take — without the jargon.
What is an NIE?
NIE stands for Número de Identidad de Extranjero — Foreigner Identity Number.
It’s a unique personal number assigned to foreign nationals who have economic, professional or social dealings with Spain. It is used to identify you when dealing with Spanish authorities and appears on documents and procedures connected with you as a foreign national.
A few things are worth understanding straight away.
Your NIE is not a residence permit, and obtaining one doesn’t give you the right to live in Spain. Property ownership and Spanish residency are separate matters.
The NIE is your unique identification number in Spain. If you’re purchasing jointly with somebody else, each foreign buyer will need their own identification number for the transaction.
Why do property buyers need an NIE?
For an international buyer, the NIE becomes part of the administrative and tax process surrounding a Spanish property purchase.
You’ll need it for key elements of the transaction, including completing the purchase and dealing with the associated Spanish taxes.
In practice, it also becomes useful for many of the things surrounding owning a home in Spain — banking, utilities, taxation and dealings with public authorities.
That’s why we recommend dealing with it early in your property search, rather than waiting until you’ve found the property you want to buy.
Where do you get an NIE in Seville?
If you’re applying in person in Seville, the relevant Oficina de Extranjería is located at one of the city’s best-known landmarks:

Yes — it is actually within the Plaza de España complex.
The official government information lists Asignaciones de NIE among the procedures handled there.
You need the appropriate cita previa. Do not simply arrive at Plaza de España expecting the NIE application to be processed without an appointment.
Always check the location shown on your appointment confirmation in case the administration changes how a particular procedure is allocated.
Option 1: Apply in person in Seville
If you’re already in Spain, you can apply personally through the appropriate Oficina de Extranjería / Policía procedure.
You’ll normally need a cita previa — a prior appointment.
For somebody already travelling to Seville for property viewings, dealing with the NIE while you’re here can make sense.
However, don’t assume you’ll be able to obtain an appointment at short notice.
Appointment availability can vary, so start dealing with this well before you need the number for your purchase.
Option 2: Apply through a Spanish consulate abroad
If you’d prefer to begin the process before coming to Spain, you can apply from outside Spain through the Spanish consular office responsible for the area where you live.
This can be particularly useful if you’re starting your Seville property search from the UK, US or elsewhere and want to get some of the administration underway before travelling.
Each consulate has its own appointment arrangements, so check the current instructions for your particular consulate rather than relying on somebody else’s experience in another country.
Allow plenty of time. Consular applications can take longer than dealing with the process while you’re in Spain.
Option 3: Have a representative apply for you
You don’t necessarily have to travel to Spain simply to apply for an NIE.
Spanish rules allow an application in Spain to be submitted through a legally authorised representative.
The representative must be able to demonstrate sufficient authority and that the authority expressly allows them to submit the NIE application.
For international property buyers, this may be particularly convenient if you’ve already instructed a Spanish lawyer and are arranging a power of attorney for aspects of your purchase.
The exact form of authority — and whether particular documents require legalisation, an apostille or sworn translation — should be checked with the lawyer handling your particular case.
What documents do I need?
For a standard NIE application, the official requirements include:
- Form EX-15, completed and signed;
- proof of payment of Modelo 790, Código 012;
- your valid passport or other accepted identity/travel document, together with the required copy;
- an explanation or evidence of the economic, professional or social reason for requesting the NIE;
- if somebody is applying for you, evidence that they have sufficient authority expressly allowing them to make the application.
For a property buyer, the reason for applying will normally relate to the intended property transaction.
Exactly what supporting evidence is appropriate can depend on where you are in the buying process and the office handling the application.
Do not assume that you must already have signed an arras contract before beginning the NIE process unless that is actually required in your circumstances.
How much does an NIE cost in 2026?
The current official government fee for “Asignación de Número de Identidad de Extranjero (NIE) a instancia del interesado” is €9.84.
The fee is paid using Modelo 790, Código 012.
If you’re using a lawyer or another professional to deal with the process on your behalf, their professional fee is separate from the €9.84 government charge.
Government fees can change, so always check the current amount when generating the form.
How long does it take to get an NIE in Seville?
There are two different timeframes, and they’re often confused online.
Getting an appointment
This can be the unpredictable part.
Availability changes, and an appointment may not be available exactly when you want one.
That’s why waiting until you’re approaching completion before starting the NIE process creates unnecessary risk.
Processing the application
Once the application has been submitted into the register of the competent authority, the official procedure provides for a maximum resolution period of five days.
That does not mean: “I’ll decide to get my NIE on Monday and definitely have it by Friday.”
You still need to secure the appropriate appointment or submission route, prepare the documentation correctly and get the application into the system.
For a property buyer, the sensible approach is simple: start early and remove the NIE from the critical path of the purchase.
Five practical tips for avoiding delays
- Start early. Don’t wait until you’ve agreed a completion date.
- Check the current requirements for your route. Applying in Seville, through a consulate and through a representative are not identical processes.
- Make sure you’re using the correct forms. For NIE assignment, that means EX-15 and the appropriate section of Modelo 790 Código 012.
- Take the required originals and copies. Check the current official requirements before your appointment.
- If somebody is applying for you, check the authority carefully. The representative must have sufficient authority expressly covering the NIE application.
NIE, residency and buying property are not the same thing
This is particularly important for international buyers.
You can obtain an NIE without becoming resident in Spain.
Buying a property in Seville does not, by itself, give you Spanish residency.
Your property purchase and your immigration/residency position are separate legal matters.
